I came across this article and was very pleased and happy for the University:

During '89 when transferring to UNLV my first 6 months I lived right across the street from UNLV in the apartments behind the Sports Pub. Place was cheap a real POS but Maryland Parkway was alive during basketball season 4 Kegs and Tarkanian's were my hangouts. When I come in for games now Maryland Parkway has turned into a real dump Tarkanian's last time I checked was a 24 hour laundry mat how sad it was to see the fall of Maryland Parkway.
However fans don't loose hope, my friends that went to USC in the 80's were facing the same problem, off campus was a dump and dangerous. No coincidence USC football did not do well but slowly and surely through eminent domain and shrewdness. USC has purchased land in disrepair and kept building the campus and facilities have never been better.
I see the same plan for UNLV and one of my last real estate purchases might be houses across the street from the school their value has more potential to rise than any part of the valley.
